There were 9 recent most expensive homes sold in San Luis Obispo since August 4 2011. Price range was from $1,011,750 to topping off at $3,400,000. They were sold @ 90.92% of their list price. That means that they were discounted 10% of the price which is a substantial savings.
The most expensive home sold for $585,000 less than its list price. Now that is substantial.
These were all large homes with average square footage at 4,687. All having 4-6 beds and 4 - 8 baths. Average day on market was 115 days not much more than average days on market for all homes.
What this means for a buyer is there is lots of room for negotiations and there are nice homes for sale in San Luis.
The indications for sellers is that your home can be sold in a reasonable amount of time. You see that buyers are getting a discount, but if you price your home right then it will sell ever more quickly.
